Buying a House need a Survey

The best way to reach an informed decision on such an important investment as a home is to have a professional Valuation and/or Survey carried out by a Chartered Surveyor.

VALUATIONS
We are able to provide Valuations for Purchase, Sale, Mortgage, Probate, Bankruptcy, Relocation, Matrimonial, Family Transfer or Taxation.

SURVEYS – WHICH ONE?
We are able to provide two types of Surveys:-

1. RICS Homebuyer

An economical concise Report on houses, flats and bungalows built after about 1850 that are of a traditional type and construction and apparently in reasonable condition. The Report uses condition ratings to describe the condition of the main parts of the property.

The Report is aimed to help the Homebuyer:-

make a reasoned and informed decision on whether to go ahead with buying the property
make an informed decision on what is a reasonable price to pay for the property
take account of any repairs or replacements the property needs
consider what other advice they need to take before exchanging contracts

2. Building Survey

Formerly called a Structural Survey, this is tailor-made to the client’s individual requirements and is available on all types and ages of Residential Properties and provides a full picture of their construction and condition. The Report is particularly useful if a property is Listed or of unusual construction, is dilapidated, has been extensively altered or where conversion, renovation or refurbishment is planned. The Report can be extended to include a Valuation and an assessment of Rebuilding Costs for insurance purposes.
